Lot development opportunities

As an alternative for a prospective buyer interested in redeveloping the property, an application has already filed with the city of Los Angeles for a small lot subdivision to build two separate and structurally independent single family homes.

A small lot subdivision is desirable for this lot because it offers several advantages over town homes, including no HOA fees and hassles, and the possibility of a substantially increased property value.

Architectural Flythrough

Small lot subdivisions must meet very specific building requirements. Consequently, the current owners have already purchased draft architectural design plans and a 3d flythrough (see thumbnail on right) from the architect David Reddy, AIA, who is also currently redeveloping the neighbor's property at 43 Ozone.

Since this redevelopment project is still at a very early stage, it could be easily taken over by new owners if desired.

About Venice Beach

Venice is a flat square mile of modest bungalows and warehouses extending inland from a broad sandy beach. It was founded a century ago as an American version of Venice, Italy, with a popular amusement park that included a pier (now demolished) and a lagoon (which is now Windward Circle). Most of its canals were filled in by 1930, and the discovery of oil deterred further development.

Best known for its artists and other free spirits, Venice has begun to share the popularity of other beach communities. The cost of the narrow lots has risen three-fold in the past ten years, and 3000-square-foot houses are replacing 600-square-foot cottages.

The most desirable areas of Venice include the narrow, leafy, pedestrian only streets leading off Ocean Front Walk and Lincoln Boulevard, the grid of six canals, and oceanfront properties to the south of Venice Boulevard. Progressive architects are building alongside developers in these zones, and in large-scale loft complexes on Main and Lincoln. The central section of Abbot Kinney Boulevard has become one of the liveliest shopping street in LA, full of good restaurants and one-of-a-kind stores.
